Select the ideal lot to build your semi-custom home or choose from our homes currently in progress. The choice is yours!  Speak with a sales expert if you don’t see the model you want.

Reserve Your Home & Lot

Home-in-Progress:

  • $1,000 down payment due with Lot Reservation.

  • 50% non-refundable.

  • Denyon Homes specifications must be followed.

  • Use of Denyon Homes materials only.

  • Limited selections available, including laminate, carpet, and countertops.

  • No customizations allowed.

  • Design Center meeting must be held within 5 business days of Lot Reservation.

  • Pricing worksheet provided by Denyon Homes within 5 business days after the Design Center meeting.

  • Offer to Purchase must be submitted to Denyon Homes within 5 days.

  • If no offer is submitted, 50% of the deposit will be refunded, and the Lot Reservation will be null and void.

Work closely with your Real Estate Agent and our experienced team to reserve the perfect home and lot package that meets your needs. Buyers can choose between a Home-in-Progress or a Home-in-Planning. Here’s what you need to know about each option:


Home-in-Planning:

  • $5,000 down payment due with Lot Reservation.

  • 50% non-refundable.

  • Denyon Homes specifications must be followed.

  • Use of Denyon Homes materials only; additional materials require Denyon's approval.

  • Limited interior selections available, including laminate, carpet, and countertops.

  • Limited exterior options available.

  • Customizations and upgrades allowed.

  • Design Center meeting must be held within 5 business days of Lot Reservation.

  • Pricing worksheet provided by Denyon Homes within 5 business days after the Design Center meeting.

  • Offer to Purchase must be submitted to Denyon Homes within 5 days.

  • If no offer is submitted, 50% of the deposit will be refunded, and the Lot Reservation will be null and void.


Personalize Your Home

Schedule an appointment with our team at the Design Center to discuss upgrades and select the specific details you desire in your new home. When you select a Home-In-Progress (or spec home), your home will be available in approximately 120 days and most design decisions have already been made. With a Home-In-Planning (or semi-custom home), the buyer may make upgrades and is allowed limited finish selections. Your final house price with upgrades from the Design Center will be provided within 5 business days following your meeting.

Write an Offer

Once you’ve finalized the details, collaborate with your agent to write and submit an offer for your new home. If you as a homebuyer don’t have a buyer’s agent, our team can provide you a recommendation.

Construction Begins

For homes in the planning stage, construction will soon begin, and we’ll arrange a groundbreaking ceremony where you and your family can visit the site and explore the floor plans. Throughout the building process, we’ll keep you updated and organize walk-throughs as the project nears completion, ensuring you're involved every step of the way. You'll also have the opportunity to attend a pre-drywall walkthrough—your final chance to request changes to the locations of light switches, outlets, and cable jacks, though please note that any adjustments will require a change order, which must be paid before electrical work can proceed.

To monitor the progress of your new home, you can schedule showings through your buyer’s agent up until two weeks before closing. This allows you to stay informed and ensure everything is on track as we work towards delivering your dream home.

Closing Day

Attend the closing to finalize signatures and payment. This is the day when you receive your keys and officially move into your beautiful new Denyon home!
